This is a unilateral take on the standard lat/back pulldown exercise, which can really help you work each shoulder complex and side of the body equally, as the unilateral nature of this exercise will highlight any compensation patterns and/or movement asymmetries. Additionally, this is a great exercise to get a bigger strength and contraction on the muscle and change the angles, both of which will result in greater muscle engagement.
